Renovating your Docklands apartment.

In a Docklands apartment, an interior renovation often meets a balcony edge, external glazing or shared building services. Our work separates those interfaces from the kitchen, bathroom and living-area fit-out, then carries the agreed interior through preparation, installation and finishing.

Establish what the interior work can touch.

Before removing flooring or fittings near a balcony or window, we examine the affected area and the building information available. The visible edge of an apartment does not establish who maintains the underlying waterproofing, glazing or shared connection. Any unresolved building issue is identified before the replacement finish is selected.

This gives the renovation a usable boundary: which internal surfaces are being renewed, which external elements remain, and which investigation or approval belongs to another responsible party. A private-room update does not automatically include alterations to the façade or balcony waterproofing.

Renew living-area finishes without hiding the edge condition.

Interior floor work begins with removing the agreed covering and assessing the exposed base. Moisture-related marks, loose material or an unsuitable background require a decision before installation. The new flooring is selected and laid with its product requirements, edge details and existing thresholds in view.

At the balcony opening, the finish ends against an agreed detail that preserves the necessary movement and weathering arrangements. We complete the included skirting and wall making-good around the new floor. A decorative cover strip is not treated as a repair for an unresolved water-entry problem.

Install the kitchen and bathroom within the apartment scope.

For a kitchen, the work can include dismantling agreed cabinets, preparing the wall and floor junctions, and fitting replacement storage, panels and benchtops. Appliance spaces and opening clearances are checked before the finishing pieces are fixed. Service disconnections and reconnections are assigned to the appropriately licensed trades.

Bathroom renewal follows the exposed condition: suitable background preparation, the specified wet-area system, tiling and fitting installation. Where a connection serves other apartments, building coordination is arranged before service work proceeds. We distinguish an individual bathroom renovation from investigation of a wider building defect.

Bring the building arrangements through to completion.

Docklands' apartment setting makes the shared delivery route part of the work sequence. Approved loading and lift arrangements are used for deliveries and removal, with protection suited to the retained common surfaces. Materials are brought in against the installation stages rather than assuming a corridor can hold the whole fit-out.

At completion, we review cabinet operation, adjoining paint and flooring, the included bathroom fittings and the inside edge of any retained balcony opening. We keep the agreed interior work, external exclusions and separately handled building issues clear in the scope, so you know which areas have been completed.

Before you get started

Can new flooring continue across the balcony doorway?

The internal floor and balcony are assessed as different assemblies. We check the existing threshold and intended finish heights before choosing the junction. Changing the balcony surface, drainage or waterproofing requires its own scope and the appropriate building responsibility checks.

What happens if damage is found beside the external glazing?

We first check whether the damage is limited to the internal finish or needs investigation of the glazing or building envelope. The relevant building parties handle any wider investigation and responsibility decision. We complete the agreed flooring or paint after the affected condition has been addressed.

Can the kitchen and bathroom share one delivery plan?

Yes. Their materials, removal and service requirements can be sequenced around the same approved access. Installation stages still differ, particularly for wet-area preparation and curing, so a single delivery arrangement does not mean both rooms are available at the same time.
